If you are thinking about waterfront condos, Marina Point Condominium has more water than any other condo in the area. Marina Point, a gated community of only 78 condos, is on a narrow tip in the Intracoastal, and you have water on, pretty much, all sides. And yet, it is in the heart of Daytona Beach.

Currently, there are 7 listings in Marina Point Condominium. 4 two-bedroom units and 3 three-bedroom units. Prices from $269K to $325K for a two-bedroom unit. Prices for 3-bedroom units start for $349K for a regular 2,100 sf unit and then there are two units with more than 3,000 sf, and they are priced $699K and $755K.

In the last 12 months, 14 units changed hands. 8 of them were the two-bedroom units and sold prices were from $210K. Three-bedroom units started with $230K to $379K, but they were smaller than those two units active on the market today.

The numbers show the trend. Prices are higher now. Inventory is still good, but the prices are going up. The lowest asking price today is 22% higher than the lowest price sold unit last year.

20% in one year is a heck of the increase. The average increase in Marina Point is 18%.
