St. Kitts was built in 2004. There was a dilapidated apartment building on this site, which was foreclosed, and auctioned, and Cook Development bought the site. There were two lots, one zoned multi-family and the other was zoned residential, like every other lot north of it for half a mile to the Shores Hotel. The developer wanted to build, but the City did not want to allow 120′ height of the building, claiming that out of two lots one was for single family residential. The City wanted something smaller, to transition to single family homes north of the lots.
That’s how the developer ended up with a 6-story building. Half of condo zoning, half of single family zoning… But they did not have the height restriction now, and made all units 10′ high, which is a very nice feature and makes it different from any other condo on the beachside.
The market was at the beginning of the real estate blast, and prices were going up, which helped make St. Kitts a big success. If I am not mistaken, this was Cook’s second completed condo (St. Croix was the first in Daytona area). This success solidified the trust of investors in the developer, which allowed him to start working on his crown jewel, 3 condos in Costa Bella collection: Marbella, Bella Vista, and Palma Bella.
But hey, I really digress here… 🙂
So, what is St. Kitts? It is a 6-story direct oceanfront very private condominium with only 23 units. 4 units per floor. Which, as you guess, makes it very private and secluded (at least for condominium) place. A type of place where you start believing that this is your private pool, as you are unlikely to see neighbors around for days.
As I mentioned, all units are 10′ high. Units are very spacious, very generous balconies, breathtaking views. What else can one dream about?
