Fountain Beach Resort is a budget condo-hotel in the heart of Daytona’s Beachside. The resort was converted to condo-hotel in 1998-1999. It may be not the fanciest in the world, but with age came beautification and today it is a much nicer place than it was 10-15 years ago. You can’t beat the location. It is walking distance to all activities, Main Street, Boardwalk, Ocean Walk Village, nightlife…. Bar/Tiki Bar on site are also attracting guests…

Units are either studios (343 sq. ft.) with ocean view balcony, or suites (one bedroom, consisting of two studios side-by-side) with two balconies, so they are double in size, but they come with double maintenance (and also double voting rights if this is a consolation) .

Maintenance is all-inclusive, except for property tax, which is about 2.4% of the taxable value, which may differ from the market value, and a few hundred dollars a year for liability and content insurance. Fountain Beach Resort many years ago bought out the owner of the first floor, and since then they run the Front Desk and the Bar Oasis themselves, and this extra income provides good financial stability.

The building is perpendicular to the ocean, and there is view of the ocean from the balcony of every unit. Units are either on the north or south side. The building next to Fountain Beach Resort on the south side was demolished after the Hurricanes of 2004, so it is a more open view of the ocean now, but it may not stay this way for too long.

Amenities include oceanfront pool (not heated), small conference room, exercise room, sauna…

There is strict «no pets» policy in the resort. Length of stay for the owners may be limited. Currently the owners are not supposed to stay here more than 6 months a year. Rentals by owners are limited to not more than 30 days and require Association approval.

You can do your own rentals and do AirBnB, however, in this case you will have to pay $14.80 resort fee per night, as regular hotel guests are paying.
